Engineering Services by Janr Service

Daily rounds 3rd class requirement

 The owner or user of a facility containing one or more boilers or pressure vessel shall be responsible for employing or contracting for the services of an engineer holding the appropriate class of license for the size of the facility, issued by the Department in accordance with the requirements of the District of Columbia Board of Industrial Trades (Title 17 DCMR). The engineer's license shall be framed, protected under a durable transparent material and prominently displayed in the boiler room or engine room. A daily log of plant operations documenting daily testing of all boiler safeties and controls for each tour of duty shall also be kept in the boiler room or engine room. 

Daily rounds W/O Requirement

Includes keeping daily log of main plant critical equipment, Visual inspection of main Plant, and roof top equipment, Meeting with onsite building management to discuss any issues. 

Weekly Inspections

Weekly Inspections of all restrooms, mechanical equipment, lighting, roofing, pumps, towers, and electric rooms.

Building document book

We provide comprehensive management of your building’s life safety documentation, creating both physical and digital copies of essential records including fire extinguisher, sprinkler, fire alarm, elevator, and backflow inspections and collaborate with you to address any issues, ensuring compliance and safety. 

Project building representation

Meet with contractors for small projects, Consulting on construction projects, Site walks during construction, Punch list, Drawing reviews. 

Life Safety Testing coordination

 Contact Life safety contractors. Coordinate testing Dates with Management team. Meet with Life safety contractors onsite for needed inspections. Update Building Document Book information.

Building incident response

(Pipe leak, Sewage back up, Power outage, Building structural damage, Roof and Window leaks) We will respond to building and assess immediate issues (closing valves, Shutting down equipment, contact and manage contractors for repairs)

PM Mechanical Equipment

 Replace and/or tighten belts, grease motors, Check refrigerant levels, change filter, adjust temperatures, calibrate thermostats and adjust and repair VAV’s and other equipment, contact and manage contractors for repairs

EMS

Check Energy management system schedules to determine optimal use and efficiency of system. Adjust for daylight savings time. Schedule HVAC overtime.

Cooling Towers

Winterization, PMs ,Cleanings, Work with your water treatment contractor to assist with system disinfections, Monitoring and logging of water chemistry.  

Setup of Computer Maintenance Management System

Add all mechanical, electrical, plumbing and HVAC equipment into PM management system. Program routine preventive maintenance schedules and set up tracking of tenant requests. Provide monthly reports of service response times frequency if calls, PM work orders completed and outstanding tickets.necessary, and log daily cooling tower water temperatures. contractors for repairs)

Temporary Boiler Operation

If your facility or client needs a temporary boiler, we can provide licensed trained operators for required watch and logging.
